The scope of the 2 Grand Avenue project required a total renovation. Formerly called the Nolan Mansion the complete transformation resulted in the 2 Grand Avenue Condominiums. Every detail of this jewel has been carefully considered and thoughtfully executed.
Originally built as a single-family residence, this project restored the building’s exterior to the original design, and constructed four individual high-end condos, one on each level in the interior. Each unit has unique features and exclusive offerings.
The building was turned into 6 apartments over 50 years. Purchased in 2010, the crown jewel of Manitou Springs increased from 5,000 square feet to well over 8,000 sq. ft. hosting four condominiums.
Upon its acquisition, the Nolan Mansion had undergone various reconfigurations and remodels. The various changes over the previous 50 years, to the structure and interior, did not follow historically appropriate designs or implementations, and the building needed new attention. The entire structure was enhanced at every stud, floor and ceiling joist, including the stone walls, and strengthened with steel and the latest technologies. All utilities from the street are new. The multi-story porch addition on the back, or north side, was removed and increased in size to accommodate utility rooms, lobbies, access stairs, and an elevator for the top two units.
This addition was accomplished as an accurate continuation of the historic architectural character. The upper deck contains an exterior spiral stair giving access to a flat roof space concealed within the pitch of the surrounding roof. The main facade of the building, facing south, has been restored to its original character and no additions or alterations are visible from any of the other three sides.
All windows and doors were replaced with new construction, using the same style and character. The top three condo apartments have access from the back of the property. The Garden Level unit has Canon Ave. access with two-door entrances.
